Peachtree Group, a vertically integrated investment management firm, has announced the launch of its new restaurant management division. Led by Daniel Puglisi, Senior Vice President of Corporate Operations for Hospitality Management, this division will initially focus on managing quick-service restaurants, beginning with coffee shops. The move highlights Peachtree Group’s ambition to expand its presence in the hospitality sector, starting with a significant partnership with AdventHealth and the opening of a Starbucks location at AdventHealth Orlando.
The U.S. quick-service restaurant (QSR) industry, valued at around $320 billion in 2023, includes major chains like McDonald’s and smaller regional brands. Coffee shops, such as Starbucks, Caribou Coffee, and Dunkin’, account for 12-15% of this market, generating tens of billions in revenue annually.
“Since our inception in 2007, we’ve consistently grown by identifying inefficiencies in the market and turning them into strong returns while building sustainable businesses,” said Greg Friedman, Peachtree Group’s Managing Principal and CEO. “Expanding from hospitality management to restaurant operations was a natural progression for us. Our partnership with AdventHealth is a key milestone, and we aim to replicate this successful model across their network and other captive venues.”
The Starbucks at AdventHealth Orlando, which has already opened, is the first store under this new division. It occupies a strategic location on the hospital’s flagship university campus, featuring a two-story glass storefront on a prime corner. This initiative is part of a larger effort to boost patient satisfaction and offer convenient, high-quality services to hospital visitors and staff.
Peachtree Group is also in talks with other coffee franchises and plans to expand into high-demand markets with captive audiences. The goal is to build a strong portfolio of quick-service coffee shop locations nationwide.
The new division will manage all new and existing restaurant locations that are not part of Peachtree Group’s hotel portfolio. This includes transitioning the downtown Orlando Starbucks, located at the dual-branded Hilton Garden Inn and Home2 Suites by Hilton, to the restaurant management division.
“Our dedication to service excellence and operational efficiency distinguishes us in the industry,” Puglisi said. “By utilizing our extensive hospitality experience and premium brand partnerships, we deliver outstanding customer experiences and provide value to our landlord partners.”
This initiative follows a year-long planning process, starting with a lease signed in August 2023 and construction beginning in February 2024. Peachtree Group has also toured other AdventHealth campuses in preparation for future expansions.
Peachtree Group’s strategic and customer-focused approach played a critical role in securing the AdventHealth partnership. As other healthcare systems observe improvements in patient satisfaction and asset value at AdventHealth, Peachtree Group anticipates rising interest in similar ventures.
“We’re excited about the potential to scale this rapidly, starting with five stores as a beta test and ultimately aiming for 100 locations,” Puglisi added. “We are targeting hospitals, universities, and other high-traffic, high-visibility sites where we can make the greatest impact.”
